We have prepared this guide of our services in order to enable you to make an economic decision regarding placing your property with us and to help to maximise the full potential of your investment.  This guide will lead you through the process of buying the right property for your needs and details the services we provide.  If you have any questions not covered in this guide, please do not hesitate to contact us and we will be pleased to discuss these with you.

 

Pre-completion Property Inspections (Snagging)

 

What is Snagging?

The Pre Completion Inspection or Snagging of a property is an essential part of the final stages of your property purchase in Spain.  Builders and Developers allow purchasers between 15 – 28 days for new owners to notify them of any defects which then by law they must correct.  After that time the door closes o­n the repair of snagging defects by the developer.

 

When Do I Have to Snag My Property?

The best time to snag a property is prior to completion, and most developers or builders will write to the new owner with an appointment for them to visit the property to check any faults. 

Some developers give a very short time frame in which to snag the property and very short notice before completion of an appointment which may not be convenient for you to be away from family or work commitments.  There will also be a second appointment to check that the remedial works have been carried out satisfactorily.  The costs of hotels, flights and time off work can soon add up and it is a wise idea to employ a professional company with plenty of experience of property inspections to carry out your Initial Snagging Report and Follow Up visit to check that the works have been completed.

The Process is Simple


  • The developer contacts you with a date for snagging, you ask to sign over a Power of Attorney to Europats Properties.

  • Europats arrange the Initial appointment directly with the developer and email you the details of the appointment

  • Europats attend the snagging and compile a report which is sent to you with digital photos of any major remedial works that need to be carried out

  • This report is emailed to you within 2 working days of the initial appointment

  • Europats will chase up the developer within 14 days and make an appointment for a Follow Up Visit

  • If the work has been completed to a satisfactory standard we will be able to sign the Completion report and email you a closing statement

  • If the work has not been completed we will continue with a Third Follow Up visit

Preparing Your Holiday Home



Europats takes pride in the standard and presentation of the accommodation.  Holiday makers and long term tenants alike need to feel at home in your property, therefore a “home from home” is the result required. 

First impressions are very important and it is imperative that the property is clean and tidy, clutter free and easy o­n the eye. 

Matching bed linen along with co-ordinated fabrics in the lounge all help to make this possible and it is easy and relatively inexpensive to achieve this image.  You should also decorate and equip in a style that reflects the character of your property.

It is important that you put yourself in the place of the holidaymaker and equip your property with items you would like if you were paying to rent the property, for example air conditioning is normally a must for holiday rentals, and time saving luxury items such as dishwashers ensure that your property will be more attractive to rent than others in this competitive market place.

Furnishing Service



If this all sounds like hard work we are happy to help and to arrange a complete furniture package for your property.  Why not let our team of experts equip the property to the required standard and take the strain off you?  We can organise anything from air conditioning installation to gardening services using our extensive local knowledge. 

Keys



It is essential for us to hold three sets of keys to your home.  These will be coded and kept in the locked store cupboard at our office.  Unfortunately, keys do get lost from time to time by guests and it may be necessary to us to change the locks o­n occasion.   We will carry this out immediately if there is a risk to your home and let you know that your new sets of keys are ready to collect upon your next visit.  The charges for replacing locks are made to the tenant.

 

Long Term Rentals 



Europats has a number of long term tenants looking for properties to rent from any time period from 1 month to 1 year.  Clients come to us for various reasons, they may just be visiting Spain for the winter or planning to move here permanently.  Some clients rent from us whilst they are waiting for completion of their property by the builders; others already live and work in Spain.

Our tenancy agreement have been drawn up by our solicitor in Spanish with a translation in English.  A deposit of o­ne months rent is always held against any damages.  Costs for water and electricity are in addition to the rent.

Europats Services



There are three levels of services available from europats. 

A) Property Management,

B) Management and Lettings
or

C) Booking Service.

A) Property Management



Property Management is important to owners not living in close proximity to their home in Spain.  We understand that your property is not just an investment; but that this is your home in the sun and respect the fact that it might need maintenance from time to time.  We will act as your caretaker and ensure peace of mind in your absence.  Our management package can be as flexible as you need it to be.

We will visit your home at least o­nce a month to air the house, check and repair any minor maintenance problems.  We will check that all the light bulbs are working, water the plants, air the rooms, test the water to the bathrooms and kitchen and check for leaks.  Humidity can be a problem in Spain and therefore it is crucial that the house is aired o­n a regular basis to prevent any build up of damp.  We have a twenty point checklist to give you peace of mind. 

 

Maintenance Team:



Major faults will be reported to you immediately, we will obtain quotes for the repairs from our reputable contractors and organise the repair upon your authorisation.

If the repair is urgent, such as a water leak, we will immediately take steps to prevent any further damage.

 

Spreadsheet and Account



In addition to visiting the property and carrying out minor maintenance, we will provide you with a statement o­n your account to show your balance and any expenditure, so that you can be sure where the money has been spent. 

 

Information Folders



Each property will have its own individual information folder to ensure that your guests have a trouble free and enjoyable holiday.  The information folder will detail the local area with maps, dates and details of local fiestas, markets and attractions.

 

B) Management and Lettings



Full management of the property detailed above.

Europats will undertake to market and advertise the property for both long and short term rentals as you require.  The property will be placed o­n our website, and selected commercial websites in order to attract more bookings.

 

C) Booking Service



Some clients employ us simply to market their property and take bookings for holiday and long term rentals.

There is a registration fee for this service of 125, which includes photographing the property and placing it o­n our website.



Can I Take My Own Bookings?



Europats is happy to assist in the administration, cleaning and laundry of your own bookings.  However we do ask that you inform us of any bookings that you have taken yourselves by informing us by email of by fax of the dates you have booked yourselves as we need to keep our “availability List” completely up to date

Holiday Rental Clean

Preparation clean: We open and air the property, sweep and vacuum, clean the property throughout, wash the floors, including under the beds and appliances, clean all windows, doors, terraces, Sun beds, outside table and chairs.



Kitchen Clean: We clean all cupboards inside and outside, worktops, drawers, etc: clean the hob, oven, microwave, fridge, freezer, and extractor fan. All rubbish and leftover food, all wall tiles and kitchen equipment, wash and dry all dirty crockery and cutlery, rinse and clean dishwasher and wash the floors.



Utility Room: We dust, clean and wash all surfaces including washing machine, dryer, cabinets etc.



Bedrooms: we remove all bedding and linen and take it for launder, clean under beds and furniture units, clean and polish wardrobes, dust clean and polish all furniture units, polish floors and make beds.



Bathrooms: We remove all towels and take it for launder, clean all bath units and furniture, clean all surfaces, clean and disinfect sinks, bath, toilet, bidet, shower and curtains, all marrow’s, wash and polish walls and floors.



Lounge and dining room: We dust clean and polish all furniture units, doors, souvenirs pictures and paintings etc, clean the fireplace(if Applicable) clean carpets (if applicable) wash and polish all windows, patio doors, floors, clean all chairs, tables and terraces.
